Can my old concrete floor be polished, and what will it look like?

Polished concrete flooring in Lawrence is a finish we make from the slab you already have, grinding it with machines in finer and finer passes until the whole surface is smooth and refined, so the concrete itself becomes the floor.

Most calls about polishing come from people with a plain gray slab in a basement, garage or shop who want it to look like the polished floors they've seen. Usually it can be polished, but your slab decides the look, which is why the first thing I want to do is see it. The price moves with the floor's size, how deep we grind for the look you want and how much patching or grouting the surface needs. The schedule turns mostly on what's on the floor now, because paint, sealer or glue has to come off before any polishing starts, and we handle that concrete floor stripping and removal ourselves. At Lawrence Epoxy Floors and Concrete, I walk the floor, check the slab and write up what we'd do and why, so you see your own number before you decide.

What signs say your bare concrete floor is due for work?

  • Dull, blotchy gray surface

The slab has gone flat and patchy where people walk, and old spills have left dark spots. That usually means the top layer of the concrete is worn and stained, and the longer stains sit, the deeper we may have to grind to get past them.

  • Paint or sealer peeling up

An old coating is lifting at the edges or coming off in flakes. That usually means it lost its grip on the concrete, and it all has to come off before a polish, so the more that peels, the more scraped and scarred concrete we end up working with.

  • Small pits and pinholes

You can see tiny holes, popped-out spots and rough patches scattered across the floor. Those show up plainly in a polished finish if nobody deals with them, and their edges tend to chip and widen with traffic the longer they're left.

How we handle polished concrete flooring

I start by grinding a sample patch on your own floor for you to approve, because your existing slab decides what a polish can look like and a photo of someone else's floor can't tell you that. If the slab has lots of small holes and pits, I'll explain grouting before we start, since it changes the work and the price. Once you've approved the patch, our crew grinds the whole floor in passes, each finer than the last, taking off the thin top layer of the slab to flatten it and bring the surface to the look you picked. From there we keep refining until the floor reaches the shine on your sample, then we clean up.

  • Cream finish

We grind lightly and polish the top of the slab with little or no stone showing. It suits you if you like a smooth, even look and your floor's surface is already in fair shape.

  • Salt and pepper

A slightly deeper grind brings up the fine sand in the mix for a speckled look. It's a good middle ground for basements and shops because it hides small marks and everyday wear well.

  • Exposed stone

We grind deeper to open up the larger stone in the concrete, which gives the most pattern and texture. It takes the most grinding and depends most on what went into your slab, so the sample patch matters most here.

What happens after you call about polishing your floor?

From your first call to the last walk across the finished floor, here's who you'll deal with and what you'll have in hand at each point.

  1. Call or send a request

Call (317) 463-6468 or use the form, and we'll get back to you to set a time for me to come out. Tell us roughly where the floor is and how you use the room.

  2. I look at the floor

I check the concrete and any old coatings and talk through which finish fits how you use the space. Your written estimate spells out what we'd do and why, including any coating removal or grouting, so you can see where the money goes before you say yes.

  3. Our crew preps and polishes

Once you're ready, our crew preps the slab, grinds your sample patch and then polishes the full floor to the look you approved. If an old coating has to come off, that happens first.

  4. Walk the finished floor together

When the last pass is done, we walk the floor with you so you can compare it to the patch you approved. Anything you want to talk through, we talk through right there.

Why Lawrence homeowners call us to polish their floors

  • The owner comes out himself

We're based in Lawrence, and I come out to look at the floor and write the estimate myself. Our own crew does the prep and the polish, and I check the work along the way, so you're dealing with the person who answers for the floor.

  • Prep-first since 2017

We've been in business since 2017, and before that I ran prep crews for another flooring owner and sorted out the floors that didn't hold. Nearly every bad floor I saw came back to the concrete underneath, so that's where we spend our time.

  • Licensed and insured on our jobs

We're licensed and insured, so the business doing the work on your floor carries the coverage for it. If you'd like to see that, ask when I'm out for the estimate.

The concrete you already have decides this floor, so it starts with me seeing it. Send a request or call (317) 463-6468, and I'll come take a look at what your slab can give.

Polished concrete, permits and older slabs in Lawrence

In Lawrence, the city's Department of Public Works issues all building permits, and the city requires one to construct, alter, repair or demolish a building or structure. That's the city's general rule, so if there's any question about your floor we check with Public Works before we start, and when a job needs a permit we file for it with the city's building office and tell you where it stands. If you'd like to ask about your own job yourself, Public Works is the office to call.

Most of the slabs we're asked to polish around here are basement and garage floors poured years ago, often still carrying paint, sealer or carpet glue from earlier owners, and we find the same mix of older concrete and leftover coatings on jobs in Fishers and Greenfield.

Questions about polished concrete in Lawrence

How much does polished concrete flooring cost in Lawrence, IN?

Polishing concrete across the US usually costs about $8 to $9 per square foot, and that's a national figure for the polishing work, not our price. Your floor's cost moves with its size, how much stone you want showing and whether it needs grouting or an old coating taken off first. I'll give you your own number in a written estimate after I've seen the slab.

Will my polished concrete floor look like the photos I like?

It may not, because the look comes from how much sand and stone shows after grinding, and that depends on how your slab was mixed, poured and finished. Color can change a lot between those levels too, since the fine and coarse stone in the mix has a strong effect on the final color, so it pays to pick the level with the color in mind. That's why we start with a sample patch on your own floor.

What is grouting on a polished concrete floor, and does my floor need it?

Grouting fills the pores in a slab, such as sand pop-outs, small cracks, pin holes and air voids, so the polish comes out more even across the floor. Floors with many of those flaws generally need it, and so do floors ground to a set level of stone showing. I'll tell you at the estimate whether yours does.

How do I know my contractor is registered in Lawrence?

You can check a contractor's registration on the city website or by calling Public Works at 317-545-8787. The city requires anyone who contracts for construction work on real estate in Lawrence to be a Registered Contractor, and a contractor hired for work that needs a permit has to be registered with the city to get that permit.

Can I polish a concrete floor that's cracked or worn out?

Often you can, but a badly worn slab may do better with a polished overlay, a new decorative layer bonded over the old concrete and made to be ground to a polished look. Small cracks and pits can usually be grouted, while a surface too rough for an even polish is a better fit for concrete resurfacing and overlays.

How long does it take to polish a concrete floor?

It comes down to the size of the floor, how deep we grind for the look you picked and whether old coatings or a lot of grouting come first. A light cream finish takes fewer passes than an exposed-stone floor, so I'd rather see your slab before I tell you how long yours will take.

  • Stained Concrete Flooring

Stained concrete puts color into the surface of your slab, which helps when the stone and paste in your concrete won't give the shade you're after.

  • Terrazzo Flooring

Terrazzo sets marble, glass or other chips into a new poured surface, so you choose the pattern instead of living with what's already in the old slab.
